Now is the time for a speedy sale

17 Jan 2020

Analysis of data over the last five years has revealed that January is the best time to launch your property online and sell your house for a quick sale.

Data from our estate agent comparison tool estateagent4me offers insight into the time it takes to sell a house in the UK, showing properties on the market in January are in fact easiest to shift. Over the past five years, homes listed in January have taken an average of 58 days to sell.

Since 2015, properties in the UK have remained on the market in January for an average of between 51 and 62 days. The speed of sale was slower in 2019, but January was still by far the best time to sell a house, even in a slower market. The overall speed of sale in 2019 was 69 days, compared with an average of 61 days in the previous four years.

Best time to sell a house? Now!

With the General Election and Christmas now done and dusted and children back at school, people are beginning to put their plans for the year into action. Traditionally people have felt it best to wait until spring to sell their homes, but the data shows if you seriously want to get moving, then there’s no better time to put your house on the market than in January.

The first step is to find a highly rated estate agent in your area, like which consistently receives five-star ratings on Trustpilot.

Boost your sale potential

Improve your kerb appeal

Kerb appeal is considered crucial by people investing in a home. The features that matter most to homebuyers are windows being in good condition and a roof in decent repair. A tidy front garden, fences in good order, well maintained driveway and paths, neat paintwork and an attractive front door are all factors that will help would-be buyers make a viewing rather than drive on by.

Set the right price

Over value your home and you’ll get few viewings; too low and you’ll miss out on what your property is really worth. Discuss pricing in detail with your chosen estate agent. Online will provide a realistic valuation designed to help you move on as a satisfied customer as soon as possible. The price of recently sold homes in your area can be seen on the Land Registry website.

Find a conveyancing solicitor

As soon as your property goes online, research and compare conveyance quotes. Pick your preferred firm and ask them to start pulling together a draft contract, as well as starting on the basic work, such as the title enquiry. Try to pick someone local rather than choosing a conveyancer many miles away who is never available to talk. You want to be able to get hold of them when you need to without spending hours hanging on the phone and waiting to get through. is the place to start your online property search and our locally based valuation agents can help you get your current home on the market at the right price, with no obligation. guarantees professional service at optimum prices for prospective vendors: You could sell your property for £99 per month or £995, no sale no fee*.
